HOUSTON – Houston’s industrial real estate market opened 2026 on firm footing, with roughly 3.7 million square feet of net absorption in the first quarter even as new supply pushed the overall vacancy rate to about 7.5%, according to market reports tracking the region. Developers have nearly 28 million square feet under construction across the metro, though only about a quarter of that space is pre-leased – a sign that tenants are weighing their options carefully.

Industry observers say the numbers point to a market that remains fundamentally healthy but increasingly selective. As a wave of speculative construction comes online, businesses are prioritizing warehouse space that offers proven reliability, strong locations near ports and rail, and the flexibility to scale without long lead times.

 

That backdrop has renewed attention on the value of established capacity. For many shippers, securing dependable Houston warehouse space is less about chasing the newest building than about partnering with operators that can deliver security, compliance and service on day one.

“When the market floods with new construction, a lot of businesses learn the hard way that four walls and a roof aren’t the same as a working warehouse operation,” said Fred Adams, owner of Adams Warehouse and Delivery. “What actually protects a customer is people who know the product, systems that track every pallet, and the flexibility to expand or contract as their business shifts.
